Full Planning Application
At 4D Planning, we follow a comprehensive process to ensure your planning application has the best chance of success. We start by thoroughly assessing your property and researching its history and planning context. This includes reviewing local planning authority records, checking past property uses, and identifying any heritage-listed buildings or site restrictions, such as Article 4 designations. This step is crucial to understanding the constraints and opportunities for your project.
Next, we conduct a detailed site survey to gather accurate measurements and information. Within 2-3 working days, we produce existing architectural drawings of the property. These drawings serve as the foundation for discussions about your proposed development. One of our experienced consultants will review your ideas, either during the site visit or after creating scaled drawings, ensuring your vision aligns with planning regulations.
We then prepare detailed CAD drawings of your proposed development, designed to meet local and national planning policies such as the Local Development Plan, the London Plan, and any applicable Permitted Development rights. We work closely with you to refine the plans before finalizing them for submission.
Once the drawings and documents are approved, we submit the planning application on your behalf to the local council. While approval isn’t guaranteed, our expertise and strategic approach ensure that your application adheres to the relevant planning policies, giving you the best chance for success. Throughout the process, we are committed to guiding you every step of the way, from concept to completion.
A Full Planning Application Includes:
- Existing architectural drawings relevant to the project (floor plans, sections, elevations, site plans).
- Proposed drawings relevant to the project (floor plans, sections, elevations, site plans).
- A detailed Planning Statement, Design and Access Statement, or Heritage Report (as required).
- An aerial/photo survey, a block plan scaled to 1:500, and an Ordnance Survey Map scaled to 1:1250.
- Application forms, notification letters, and CIL questions.
Once we receive planning permission, we adjust the CAD drawings to create building regulations and technical drawings for building control approval and construction.

Lawful Development Application
Some developments are exempt from planning permission, falling under Permitted Development or established use (4 years for residential and 10 years for commercial). Often, obtaining a lawful development certificate is necessary to confirm that planning permission is not required. With years of experience, 4D Planning handles these certificates efficiently. The process mirrors that of submitting a regular householder or full planning application.
